Of Precious Metals and Little Houses in Hermosa Beach

As of 3/29 two new listings hit the market in Hermosa Beach and both were unique but strangely similar.  It’s not every day that you see single family homes with less than 700 feet (we’ve only ever seen a few in a town where mcmansions seem to be more common all of the time) and today there were two.  It’s even less common to see these homes on Silver and Golden Streets….perhaps 2 of the less known streets in all of Hermosa Beach.

1514_SilverThe home at 1514 Silver comes in at 576 square feet but sits on a fairly good size 2,986 foot lot.  There’s really no question that they’re going for lot value here as regardless of how cute it it….$1,649 a square foot is a pretty tall order.  It’s a cute bungalow on a nice lot but this tiny charmer isn’t destined to remain and will eventually be something far larger and newer.

The home at 1517 Golden is slightly cheaper per square foot at $1,566 but with 699 square feet and a list price of almost $1.1M they’re certainly banking on potential ocean views on a new build and shopping this to developers

 

December Home Sales in Hermosa Beach

December saw some significent home sales in Hermosa Beach, especially in the sand section. With prices at an all time high the new normal for values is fairly incredible.  Below is a list of all of the homes that closed escrow in December 2015 which was far from the slow month people often think the holidays create.  See the home sales for other South Bay cities including Manhattan Beach, Redondo Beach, Torrance and more.

Hermosa Beach February Home Sales Slow As Inventory Way Down

Hermosa Beach saw another slow month of home sales as inventory continued at record low numbers.  Although there were several “off market
sales, the sales recorded in the local MLS numbered a paltry 9 homes.  Although the number of home sales was down the sales prices once again were anything but low as the lack of inventory and high demand led to another month of big numbers.  The lowest home price was $640,000 for the 2 bedroom condo located at 320 Hermosa Ave while the top sale of the month was for the fixer/tear down at 136 Neptune…a stones throw from the beach.  View the February home sales below.  To see other South Bay cities or home sales in other months, visit our South Bay recent sales information page.

When Sales Prices Go Crazy – 107 24th Street in Hermosa Beach

In this market there are definitely homes that sell over list price……

And then there are HOMES THAT SELL WAY OVER LIST PRICE.

Located on the corner of 24th and Hermosa Ave and only a few hundred feet from the sand, this home was listed at $2,000,000.  Although the home was a fixer at best the location is highly sought after and coveted by builders for the size of the lot and the potential views and the proximity to the sand.  Unbelievably the home listed at $2,000,000 closed at $2,760,000!!107 24th Street HErmosa Beach

Only 5 Hermosa Beach Foreclosures in all of 2014

If you’re looking for a foreclosure deal in Hermosa Beach it may be a while.  In all of 2014 only 5 “distressed” homes were sold  4 of the homes were short sales with the other being a  bank owned property.    In general the few short sales and foreclosures that did sell were good buys with the average price per square feet on the distressed sales was $585 while the average price per foot of normal sales (not including oceanfront properties) was $741.  2014 saw 206 on market homes sales in Hermosa Beach so the distressed market was a very minimal factor.  Currently there are no foreclosures on the market and the last listing was the home on 6th Street that closed in September.

October a Good Month for Hermosa Beach Home Sales

October was another strong month for Hermosa Beach home sales with 16 closed home sales with a median home price of $1,267,000. Yards Becoming a Rarity in Hermosa Beach Real Estate

As builders buy just about every beach bungalow and build the very largest homes the city will allow, one thing that seems to be on the Hermosa Beach homes with yardsendangered list is the backyard (or front yard for that matter). Most lots in Hermosa Beach were never huge, usually ranging between 2100 and 4000 feet, but the original homes on those lots were generally one story bungalows with either larger backyards or detached garages with a smaller yard.  Due to city building regulations that allowed builders to consider balconies and, more importantly, roof decks, as open space, yards of any significant size were basically no longer required.  Developers took full advantage of this rather builder friendly ruling and homes became larger and larger and pushed to every possible inch of the property.  What used to be yard is now part of the home and with only 10% setbacks on sideyards homes on 30 foot wide lots (which is very common) only have 3 feet to the property line, or 6 feet from the neighbor.  Unfortunately this has taken it’s toll on the beach “charm” as homes nowdays are simply giant rectangular boxes that take push outward and upward to get maximum square footage.   Most of these homes are beautiful, especially the interiors, but unfortunately as more and more original bungalows are replaced the beach community charm is certainly lost in some ways.  When buyers have a “yard” on their need list it almost rules Hermosa Beach out which is certainly a bit sad.  Unfortunately there’s no stopping this “progress” but if you’re lucky enough to have a yard….you’re pretty lucky and in rare company.
