May 2017 Sees a Big Jump in Hermosa Beach Price Per Square Foot

As Hermosa Beach is really just a small beach town, home prices and numbers can vary quite a bit depending on which few homes have sold.  Just a sale or two of oceanfront property on the Strand can make a big difference.  With that in mind it was still an impressive month in May with price per foot taking a significant jump up.  Average price per foot was over $1300 a foot which is well above the average.

Average Price Per Square Foot in Hermosa Beach (keep in mind that this is often not the best determinant of value due to significant variables such as proximity to the beach, age, views, etc.

2016 was a big year for home sales in Hermosa Beach.  There were 225 recorded home sales with an average sales price of $1,909,000 and and an average list price of $1,962,000.  See below for a full list of the homes that sold in Hermosa Beach in 2016.

Hermosa Beach Sees Drop in Median Home Prices for May of 2016

Hermosa Beach saw a year over year price decrease in May with 21 homes sold this month at a median price of around $1,285,000 down from $1,450,000 the prior May.  As Hermosa Beach is such a small real estate market the year over year changes often don’t mean too much as single listings can sometimes impact the overall values considerable.  Click here to see the homes sold in Hermosa Beach for May of 2016.

March 2016 Median Home Prices for Hermosa Beach CA and the South Bay.

The numbers for March are in and it was a solid month for the coastal community of Hermosa Beach.  March saw 16 homes sales which is on the low side, with a median price of $1,183,000 which is also on the lower side of the recent real estate market.

December Home Sale Prices In Hermosa Beach Continue to Rise

The December numbers are in and if there was any thought that the real estate market in Hermosa Beach was slowing or even leveling the numbers certainly say otherwise.

The average home price in Hermosa Beach for the homes that closed escrow during December was $1,771,899 with a median price of $1,575,000*.  That’s are fairly incredible numbers that still shows no sign of slowing or reversing.   The reasons are the continued demand with a limited supply of new listings, combined with some new construction and premium locations.  The numbers would have been significantly higher but there were a greater number of condo sales than usual.  See the chart below for the December home sales numbers for Hermosa Beach and the South Bay for December of 2015.

Notable Hermosa Beach Sand Section Sales

December saw some significant sales and some huge numbers in the sand section of Hermosa Beach. Here are some of the notable sales.

506 25th Street Hermosa Beach506 25th Street – Sold at $2,265,000 – While this new construction from KKC didn’t sell at the list price of just under $2.4M this is a huge number for a townhome on the back side of the hill (or sand dune). It was a beautiful 2700 foot 4 bed, 3 1/2 bath detached townhome with high end finishes, but this is a huge number given that there were four homes all with very similar finishes and appearance. That’s a big number to pay given the situation but all 4 units have sold relatively quickly.

444 Hermosa Ave #102 – Sold at 444 Hermosa Ave Hermosa Beach$1,475,000 – This is a smaller 6 unit building in  a fantastic location just a 1/2 block to the beach but $1.5M for a condo is another milestone price. As it’s a 1st floor unit it has little to no ocean/beach views. The appeal to the units in this building is that they’re a great size at over 1700 feet, with 3 bedroom and it’s all on the same level. All of the units we’ve seen in this building have been great and this one was no exception as it was completely turnkey, but nearing $1.5 for a condo is fairly incredible.

1517 Hermosa Ave Hermosa Beach1517 Hermosa Ave – Sold at $3,730,000 – If this isn’t an indication of just how valuable walkstreet properties have become, we don’t know what is. 1517 Hermosa is a detached townhome on the corner of the walkstreet on 16th Street and Hermosa Ave. Although it’s on the beach side of the street this is still an incredible number for the combination of townhome and fairly busy street. It was a beautiful home and very well done, but still a pretty clear indication that we’re at an all time high in the sand section.

Home Inventory on The Rise….Unfortunately It Has No Where to Go But Up

Hermosa Beach is a small coastal town that’s seen housing demand skyrocket in the past 2 years while inventory has been at record lows.  The good news is that inventory is slowly going up and has doubled since December.

The chart above looks promising until you view it in context with the chart below. Although inventory is on the rise is coming off all time lows and really has nowhere to go but up. Hopefully the trend will continue as the summer buying season is traditionally a time when sellers know buyers are actively and eagerly looking, partly due to the lifestyle that’s hard not to love and partly to families trying to get their kids in Hermosa’s award winning school district.

Strong Home Sales in Hermosa Beach for April 2015

Hermosa Beach at just over a square mile, doesn’t have the area to have numbers rivaling nearby Manhattan Beach and Redondo Beach.  But what it lacks in the number of homes for sale, it certainly makes up for in value.  The market has continued to sky rocket in this small coastal community.  The month of April saw a huge number of sales with 30 homes selling with an average home price of over $2,000,000.  The number was skewed considerably by the biggest sale of the month, the oceanfront home of 1942 The Strand.  While the home was a tear down it sat on a double lot that had both oceanfront and walkstreet frontage.  The intention appears to be to build two homes with the builder keeping one for themselves and selling the corner home.  The lowest price of the month was at $372,000 for a one bedroom condo in the Victorian which is generally the least expensive building in the city.  To see the current homes for sale in Hermosa Beach visit our updated Hermosa Beach homes for sale section.

551 3rd Street – How Hot Can this Market Get?

All indicators point towards this crazy market remaining crazy.  It’s great for sellers and pretty awful for buyers….or more correctly in most cases….those wishing that they were buyers.

The recent sale at 551 3rd in Hermosa Beach paints a pretty clear picture.  The home had multiple offers and sold a whopping $246,000 over asking price.  While the home was nice, it wasn’t spectaclar and while the location was west of Ardmore it was still east of Valley.  The response was incredible with the home selling immediately and well above the initial expected price.  View our sales page to see all of the homes recently sold in Hermosa Beach CA.

Hermosa Beach Needs Some New Housing Inventory

The Hermosa Beach real estate market continues to be driven by the lack of homes on the market and the continued high demand for this charming coastal town.  With only 1.4 sq miles in the city, there is never an abundance of homes for sale, but recently there has been almost nothing to purchase.  Inventory has been extremely low for almost 2 years and it doesn’t appear that there’s any quick turnaround in the near future which continues to increase the demand for just about every type of home and in all three “sections” of the city.  The market has also been impacted by the extensive building boom going on making it even more challenging for owner/users.  This has meant that homes usually bought as “starter” homes are being swept up by builders willing and able to pay all cash and a quickly close.  We will likely see no real improvement in inventory for the rest of 2014 or beginning of 2015 but hopefully the period of late January, when the market picks up, will lead to an increased number of home sellers realizing just what a good market it is and will finally see the start of a return to a balanced market.
