It’s surprising to see that 1032 6th Street in Hermosa Beach is still on the market as we liked it when it first hit the market and still think it’s a great property. Part of the challenge for this home is that it’s competing with new construction ocean view townhomes built by Lazaar Design+Build just a block away at 1072 & 1074 7th Street and 2 homes on Pine, but given the great views and beautiful details it’s still surprising that it remains for sale.

December saw some significant sales and some huge numbers in the sand section of Hermosa Beach. Here are some of the notable sales.
506 25th Street – Sold at $2,265,000 – While this new construction from KKC didn’t sell at the list price of just under $2.4M this is a huge number for a townhome on the back side of the hill (or sand dune). It was a beautiful 2700 foot 4 bed, 3 1/2 bath detached townhome with high end finishes, but this is a huge number given that there were four homes all with very similar finishes and appearance. That’s a big number to pay given the situation but all 4 units have sold relatively quickly.
444 Hermosa Ave #102 – Sold at $1,475,000 – This is a smaller 6 unit building in a fantastic location just a 1/2 block to the beach but $1.5M for a condo is another milestone price. As it’s a 1st floor unit it has little to no ocean/beach views. The appeal to the units in this building is that they’re a great size at over 1700 feet, with 3 bedroom and it’s all on the same level. All of the units we’ve seen in this building have been great and this one was no exception as it was completely turnkey, but nearing $1.5 for a condo is fairly incredible.
1517 Hermosa Ave – Sold at $3,730,000 – If this isn’t an indication of just how valuable walkstreet properties have become, we don’t know what is. 1517 Hermosa is a detached townhome on the corner of the walkstreet on 16th Street and Hermosa Ave. Although it’s on the beach side of the street this is still an incredible number for the combination of townhome and fairly busy street. It was a beautiful home and very well done, but still a pretty clear indication that we’re at an all time high in the sand section.
This is a great opportunity for the savvy investor searching for rare beach properties in an ideal location. Legal non-conforming triplex with a bonus bed/bath. Tax records show a total square footage of 2048
Front house is a 2 bed/1 bath detached home with some ocean views. According to the tax records there is another bedroom and bath for the unit but they are not attached and are downstairs off of the garage. It’s not currently being used but could be used for a bonus unit. It has a separate entrance and no kitchen so technically it’s part of the upstairs unit. It would need quite a bit of work to make it usable, but the owner has used it in the past and it could be a great option for a future owner. The front house has a one car garage and a workshop that has the laundry (for all units) in it.
Back house lower is a one bedroom/1 bath. There is a one car garage but it’s been used to make the lower unit larger and has been like that for a very long time.
It’s a street to alley lot 3 blocks from the beach. The most recent multi unit properties in the neighborhood were: 301 28th Street listed for $1,850,000 and sold for $2,250,000 (duplex with 2 2bed/1 bath units at 1500 feet total) and 227 29th Street listed at $2,250,000 sold at $2,330,000 (duplex with 2 2bed/2 bath units at a little under 2500 feet)
