Hermosa Beach’s Most Affordable Homes – The Victorian

Although there are occasional exceptions, the most affordable housing in Hermosa Beach is often in the complex located at 2411 Prospect known as the Victorian.  The Victorian is made up of 1, 2 and 3 bedroom condos ranging from 598 sq feet to 1,230 square feet for the rare 3 bedroom units.

the-victorian-pool-hermosa-beachThe Victorian was built in 1972-1973 so some of the homes are original and very much “fixers” while others are beautifully remodeled and look like model homes.  All units are individually owned and with 64 total units there are generally between 5-7 homes that come on the market each year.

The Victorian offers underground parking (in a shared lot but designated spaces), a pool, laundry room (units do not have interior laundry) and a nice courtyard area.  Although the building is located the-victorian-hermosa-beachabout as far east as Hermosa gets, the fact that the city is so small means it’s still just a short bike ride to the beach.

The prices have varied but 1 bedroom condos have generally sarted in the low $400,000s over the past 2 years.

August 2016 Home Sales and Home Prices in Hermosa Beach CA

August 2016 was a solid month for homes throughout the South Bay with Hermosa Beach seeing a sizable median increase from August of 2015.  Hermosa Beach saw 22 closed home sales in the month of August with a median home price of $1,723,000.  As of October 25th 2016 there are 112 active homes and income properties for sale in Redondo Beach and 129 homes currently in escrow.  The lowest priced sale in August was a 1 bedroom condo in The Victorian on Prospect at $425,000 with the highest sale at $6,450,000 for an oceanfront Strand home on a half lot.    View the current homes for sale in Hermosa Beach, CA or view a list of the homes sold in Hermosa Beach and the South Bay in August.

Strong Home Sales in Hermosa Beach for April 2015

Hermosa Beach at just over a square mile, doesn’t have the area to have numbers rivaling nearby Manhattan Beach and Redondo Beach.  But what it lacks in the number of homes for sale, it certainly makes up for in value.  The market has continued to sky rocket in this small coastal community.  The month of April saw a huge number of sales with 30 homes selling with an average home price of over $2,000,000.  The number was skewed considerably by the biggest sale of the month, the oceanfront home of 1942 The Strand.  While the home was a tear down it sat on a double lot that had both oceanfront and walkstreet frontage.  The intention appears to be to build two homes with the builder keeping one for themselves and selling the corner home.  The lowest price of the month was at $372,000 for a one bedroom condo in the Victorian which is generally the least expensive building in the city.  To see the current homes for sale in Hermosa Beach visit our updated Hermosa Beach homes for sale section.
