September’s Big Sale in Hermosa Beach

The biggest sale of the month was at 2545 Myrtle in the north Hermosa sand section area closing escrow at $5,275,000. Listed by Matt Pernice this beautiful home built in 2014 offered 5 bedrooms, 6 baths and an impressive 4,188 square feet. Just a few blocks from the beach the home offered some great balcony and rooftop deck ocean views in the most sought after area of Hermosa. One question will be the impact of the construction of the former North School located just across the street.

The home basically sold off market with it going into escrow just 2 days after it was put on the MLS. The home sold at $4,300,000 in July of 2014.  View all of the Hermosa Beach and South Bay home sales in September 2017

Another Steller (and Hot!) Labor Day in Hermosa Beach

What a place to live and call home. While the rest of Los Angeles was in the midst of a sweltering heat wave, Hermosa Beach didn’t disappoint. It was an unheard of 90 degrees here at the beach but compared with the triple digits elsewhere who can complain. The endless activities of Hermosa on Labor Day was in full effect from the 60th annual Labor Day 4 Man Volleyball tournament to the Fiesta Hermosa, to simple days in the ocean…there was something for everyone.

July 2017 Median Hermosa Beach home prices up almost $600,000 from the prior year

July was a crazy month throughout the South Bay with double digit year over year percentage changes in most of the cities. There was no real rhyme or reason to it with some cities way up and others way down. Hermosa Beach real estate may have been the most dramatic of all the monthly changes with just under a 44% increase from July of 2016.  Median home prices were just over $2,000,000 for the month which was over $600,000 more than a year earlier!

The Most Expensive House Ever on the Market East of PCH

826 18th Street Hermosa Beach

The area east of PCH in Hermosa Beach is generally the least expensive neighborhood in this small coastal community due to the fact that it’s the furthest from the beach.  Homes vary in prices with most new construction for single family homes coming on the market in the lower $2.0Ms to the low $3.0Ms for a home on an oversized lot.  The recent listing at 826 18th in the Hermosa hills certainly blows that average price range away.  Recently listed at $4.2M this much larger than normal home sits on an healthy 5,500 foot lot with some very nice ocean views.  It is relatively close to PCH and it will certainly be an interesting one to watch as the current price would exceed anything that has sold in the past.  Click here for more information and photos of 826 18th Street, Hermosa Beach home for sale.

May 2017 Sees a Big Jump in Hermosa Beach Price Per Square Foot

By Keith Kyle

As Hermosa Beach is really just a small beach town, home prices and numbers can vary quite a bit depending on which few homes have sold.  Just a sale or two of oceanfront property on the Strand can make a big difference.  With that in mind it was still an impressive month in May with price per foot taking a significant jump up.  Average price per foot was over $1300 a foot which is well above the average.

Average Price Per Square Foot in Hermosa Beach (keep in mind that this is often not the best determinant of value due to significant variables such as proximity to the beach, age, views, etc.
