Hermosa Beach’s Most Affordable Homes – The Victorian

Although there are occasional exceptions, the most affordable housing in Hermosa Beach is often in the complex located at 2411 Prospect known as the Victorian.  The Victorian is made up of 1, 2 and 3 bedroom condos ranging from 598 sq feet to 1,230 square feet for the rare 3 bedroom units.

the-victorian-pool-hermosa-beachThe Victorian was built in 1972-1973 so some of the homes are original and very much “fixers” while others are beautifully remodeled and look like model homes.  All units are individually owned and with 64 total units there are generally between 5-7 homes that come on the market each year.

The Victorian offers underground parking (in a shared lot but designated spaces), a pool, laundry room (units do not have interior laundry) and a nice courtyard area.  Although the building is located the-victorian-hermosa-beachabout as far east as Hermosa gets, the fact that the city is so small means it’s still just a short bike ride to the beach.

The prices have varied but 1 bedroom condos have generally sarted in the low $400,000s over the past 2 years.

August 2016 Home Sales and Home Prices in Hermosa Beach CA

August 2016 was a solid month for homes throughout the South Bay with Hermosa Beach seeing a sizable median increase from August of 2015.  Hermosa Beach saw 22 closed home sales in the month of August with a median home price of $1,723,000.  As of October 25th 2016 there are 112 active homes and income properties for sale in Redondo Beach and 129 homes currently in escrow.  The lowest priced sale in August was a 1 bedroom condo in The Victorian on Prospect at $425,000 with the highest sale at $6,450,000 for an oceanfront Strand home on a half lot.    View the current homes for sale in Hermosa Beach, CA or view a list of the homes sold in Hermosa Beach and the South Bay in August.

Homes We Like – 1032 6th Street

It’s surprising to see that 1032 6th Street in Hermosa Beach is still on the market as we liked it when it first hit the market and still think it’s a great property.  Part of the challenge for this home is that it’s competing with new construction ocean view townhomes built by Lazaar Design+Build just a block away at 1072 & 1074 7th Street and 2 homes on Pine, but given the great views and beautiful details it’s still surprising that it remains for sale.
